Roofing costs in Wisbech
Researched guide ranges for roofing costs in Wisbech, job by job, so you have a reference point before the first quote lands.
How to read these numbers
Everything below is a researched guide range for the Wisbech area, July 2026, including VAT. None of it is a quote, none of it is an offer, and no roofer is bound by any of it. It is published so that a quote can be read against something rather than taken on trust.
Sitting above the range does not make a quote wrong. Scaffold, difficult access, a steep pitch, timber that turns out to be rotten, an upgraded fixing specification for an exposed site or matching materials on an older building will all lift a legitimate price. The quote worth questioning is the one that sits above the range and explains nothing.

Researched guide ranges for straightforward domestic work in the Wisbech area as at July 2026, including VAT. They are not quotes and no roofer is bound by them. Listed buildings and conservation area work sit outside these figures entirely, for the reasons set out below.
Two Wisbech cost drivers the national calculators miss
Every town has a version of this. Here they are heritage and exposure, and between them they explain most of the quotes that look wrong against the table above.
1. Listed and conservation area work is not on that table
Wisbech contains over 250 listed buildings and monuments, concentrated along the river and around the Old Market, the Market Place and The Crescent. Fenland District Council also has 10 conservation areas. If your roof falls into either category, the figures above do not apply to you, and any site that pretends otherwise has not thought about it.
Three separate things push heritage work into a different category. The covering has to match rather than merely perform, which can mean sourcing reclaimed or hand made units instead of ordering a pallet. Consent has to be obtained from Fenland District Council before the work happens, which takes time and occasionally changes the specification after the quote was written. And the labour is a different labour: the people who can lay a matching roof on a Georgian frontage and satisfy a conservation officer are a smaller group, and they price accordingly.
We are not going to invent a heritage figure, because a listed roof is priced on what the building actually is rather than on what type of house it resembles. What we will say is this: if your building is listed and a quote arrives sitting comfortably inside the ordinary range above, that is not a bargain you have stumbled on. Ask what has been left out, and ask who is applying for consent.
2. Exposure, and why the cheapest quote is cheap
The land around Wisbech is flat and open. There is very little between a roof here and the weather, and the failures reflect it. Wind seldom lifts a tile out of the middle of a slope. It gets under an edge, at the ridge, at the verge or at the eaves, and works from there until something goes.
Which is why the specification at those three edges is the part of a Wisbech quote worth reading twice. Dry-fix ridge and verge systems, mechanically fixed rather than relying on mortar that will eventually crack. Mechanical fixings and clips to the perimeter courses rather than the minimum nailing pattern applied everywhere. Eaves detailing that puts the underlay into the gutter instead of behind it.
All of that costs money, and it is the first thing a thin quote quietly drops. A price that comes in noticeably under the range and says nothing about ridge, verge or fixing specification is not a saving. It is the same roof with the expensive parts removed, and on open fen those are the parts that get tested first.
What to ask for in writing
Ask every quote to name the ridge and verge system it is pricing, state the fixing specification for the perimeter courses, and set out what happens if rotten timber turns up once the covering is off, with a rate attached.
Three quotes that all answer those questions can be compared honestly. Three quotes that do not are just three numbers.

Scaffolding and access
On plenty of jobs this is the single largest line, and it is about access rather than roofing. A house with a clear drive and open sides is cheaper to scaffold than a frontage where the only way in is past the neighbours, for exactly the same roof area.
It is also the reason bundling pays. If the scaffold is up for a re-roof, adding the gutters and the chimney flashing costs a fraction of what those two jobs cost on their own next year.
What is under the covering
Until the covering is off, the state of the battens, the underlay and the rafters is guesswork for everybody, the roofer included. What marks out a good quote is that it says so: what is included, what happens if rot appears, and the rate the extra work is charged at.
Silence on that point does not make a quote cheaper. It makes it unfinished, and the difference turns up as a variation halfway through the week.
The covering you choose
Concrete interlocking tile is the cheapest common option. Clay plain tile costs considerably more and there are a great many more units per square metre. Clay pantiles, which are characteristic of this part of the Fens, and natural slate sit higher again, and a covering that has to match an existing historic roof is in its own category as described above.
Where the building sits
Listed status or a conservation area can decide the material for you and can require consent before work starts. That is a real cost and it is the one that catches people out. Read listed buildings and conservation areas, then speak to Fenland District Council about your specific address.
Frequently asked questions
Because the honest answer to "what does a new roof cost" is a range, and a site that gives you one confident number is selling you something.
Two houses of the same size in Wisbech can differ by thousands, because one needs a matching covering and consent and the other needs neither.
No. Listed building and conservation area work sits outside the table entirely, because the materials, the consent process and the labour are all different.
We deliberately publish no heritage figure rather than an invented one. Get quotes from firms that do that work and read them against each other rather than against the ordinary ranges.
Not automatically, and a quote well below the range is as much of a warning as one well above it. It usually means something is missing: scaffold, disposal, underlay, a realistic allowance for timber, or the ridge and verge specification.
Compare what is included line by line rather than comparing totals.
Yes, VAT is inside every range on this page. Read each quote you receive carefully though, because a firm that prices excluding VAT looks a fifth cheaper on paper than it turns out to be.
There are narrow situations where a reduced or zero rate can apply, for instance some work on a property that has stood empty for a long stretch, or certain jobs on a listed building.
The rules are fiddly and they change, so treat it as a question for an accountant rather than an assumption to build a budget on.
They were last reviewed in July 2026. Material prices in particular have moved sharply in recent years, so treat anything older than a year on any roofing site with caution, this one included.
